Dissecting The Problem
Less than one percent of homes have a cedar roof so inspectors are not sufficiently experienced in evaluating these complex systems.
Cedar roofs are multilayer systems constructed of overlapping shakes or shingles at various degrees of visible exposure and thickness that may include felt paper interlay. There are about fifteen different variants of installation types in this region alone.
Noting the aesthetic appearance of the exposed wood alone is not an adequate indication of the roof’s current condition and future longevity. Every cedar roof, like every home, is unique and should be evaluated as such.
Allowing an inspector to write an inspection report involving a cedar roof is not in your best interest. They do not have any interest in increasing their own level of responsibility nor should they.

All Roof Certifications are secured by a Transferable Leak & Repair Warranty, available for a minimum term of one year and up to five years for cedar roofs that qualify. It details the terms of coverage and responsibility of the Warrantor in the event of a leak or repair.
The Transferable Warranty is designed to take the liability of the roof and it’s future performance off of the home inspector and offer future repair assurance to any buyer who purchases the home by affording them a low-fixed rate for any future repairs, should they become necessary.
The Warranty also offers benefits to the seller who is given a one year “Grace Period” during which they enjoy the same protection during the time in which the home is for sale and allowing them to convey the full term of the Warranty to a buyer.

Complete Coverage
The Transferable Warranty covers the entire roof system and flashings including but not limited to the valleys, step flashing and counter flashings that appear throughout the roof.
While others are free of responsibility after the sale is complete – the home inspector, real estate professionals and seller – The Cedar Roof Company assumes the responsibility of the roof’s functionality for the term of the Warranty provided.

Why It Works
The REAP program offers the seller greater control and the buyer greater protection. In cases of cedar roofs with limited life expectancy, the buyers will also have the advantage of making their own choices about the style and quality of their roofs should they need or choose to replace it. This is a decision best left to the new owners rather than having had a hasty, low-quality replacement installed just to complete the sale.
